doing up a house for sale and need help

   i need advice on expenditure for kitchens and bathrooms. i am doing up a previously neglected house most likely to sell it but if not i will rent it...
it is a 4 bedroom 2 bathroom property, i want the kitchen to be modern and fully equipped but nothing too flashy or intimidating and the bathrooms the same, both with showers, maybe one with a bath and obviously both with sinks and toilets, heated towel rails etc.
can anyone offer a budget? or good money saving ideas with tiling, plumbing etc?? id really appreciate. any brands you found to be good deals etc? i definitely want quality, just not extarvagance.

Once my colleague suggested me one sites where i have seen couple of kitchen design and all homeowners are familiar with this sites. Kitchen is focal point of home, Not only you , all the users want to make their kitchen more luxurious and modern as per their budget.

	I think you should sell your house..It will give you a great profit..!! Rent is not a good option!
