Romania Property. Outstanding development finished to a high quality Excellent rental market to locals, tourists and ex-pats Fantastic prospects for capital appreciation at these low prices Brasov is one of the most beautiful cities in Eastern Europe Parcul Verde (Green Park) is a fantastic new property development in the town of Brasov, Romania, which serves more than 5 local up-and-coming ski resorts. The development is located to the north of this rapidly growing town in the Stupini suburb, which is ideally situated to take advantage of the breath-taking mountain views on offer. Stupini is the fastest growing and the most desirable suburb of Brasov and is only 10 minutes away from the main shopping area and 15 minutes from the beautiful historical centre of Brasov.
The newly planned ring-road in Brasov is only 2 minutes away which will provide quick connections to both the city centre and the business districts. The newly planned highway is just 5 minutes away giving great access to both Brasov and Bucharest. Brilliantly located whilst being situated in a peaceful, beautiful area!
This development represents the best value and investment potential of a number of ultra-modern developments planned in the neighbourhood as the properties have been designed for both the foreign investor and the local market. Parcul Verde comprises of 15 villas and 90 high specification apartments designed to cater for both long-term residents and short-term lets. It is the only development in the area to offer high-specification apartments and is bordered by two luxury villa developments, therefore local demand is very high as these apartments are priced to fit with the budgets of the local business professionals.
Luxuriously designed, and built to a high standard, these low- level buildings maximise the views in all blocks. The developers have focused on building a quiet, comfortable and secure development that is practical and pleasing to the eye. The common areas of the development are dominated by green, manicured gardens.
Brasov offers excellent investment potential, an international airport is currently being built to take advantage of the planned expansion in the ski resorts. There is a new, fast road between Bucharest and Brasov to serve the huge amount of local tourism and there is a regular rapid train service from Bucharest which cuts down the transfer time to less than 2 hours. On top of this, local industry is growing at a rapid pace and the people of Brasov are constantly looking for new, modern housing. Parcul Verde is aimed at the rental markets of both locals and tourists. There is currently a huge short-fall in the number of residential properties in Brasov and recent history shows that developments rarely stay on the real estate market long before they are sold out. Recent developments have seen over 90% of the properties available being sold on the local market, and a high proportion of these buyers live in the property.
Brasov is one of the most beautiful towns in Eastern Europe, and is a true oasis for skiing, fishing, gliding, cultural tourism and alpine climbing. It has also been host to many American movies including, recently, "Cold Mountain". Its scenery is breath-taking and the people are warm and friendly. The area has many attractions to offer tourists....Dracula's Castle in Bran, the Rasnov Fortress and the Dambovicioara cave are just a few examples. The ski resorts of Poiana Brasov, Predeal, Busteni, Azuga, Sinaia are all easily accessible in any season by car or train.
Brasov is also an important business centre from Romania due to the local universities. This has led to many western companies realising its potential and investing heavily in the area.
There is a host of facilities and services in the immediate area of the development. There are both primary and secondary schools, a gymnasium / fitness centre, a variety of shops from large shopping malls to local market stalls, Kinder-land - a children's theme park, and excellent transport links.
Maintenance
Maintenance and property management of this development will be the responsibility of the developer who has his own property management and maintenance company. Maintenance will be charged at €6 per square meter per year and will include insurance of the building.
Prices
Additional value is given in this development as the developer is not charging for the common areas, therefore, when comparing against other developments prices, you should factor in a 12-15% difference on the basis of more usable apartment area. All prices are in Euros and include free parking.
Apartment Finish
All apartments come fully finished with light fittings, plug sockets, heating and a fully functional kitchen and bathroom. All windows are double glazed and the external doors are fire resistant and lockable. The apartment blocks will only be accessible through card access and there is disabled access to all common areas.

One of the biggest markets in Central and Eastern Europe (over 22 million inhabitants, 2nd after Poland). Romania has become a constancy factor in the region due to its steady economic growth, to its political, social and governmental stability. Our forecast is that Romania economy is doing remarkably well in the property market so this is the right time to enter the market. http://www.ipbre.com/countryProfile/Romania/
