Commercial spaces — free access from the street. There will be no access from the commercial side to residential and park area. Complex residents and visitors will use 3 controlled entries and one controlled entry to the club. Basements will have 4 controlled entries. Commercial car parks will have free access from the street. Service vehicles (firemen, dustmen) will have access directly from the street to the relevant building area (outside the complex fence). In an emergency, ambulances and fire engines will have access inside the complex. The car park situated at the park level will have one controlled entry and in the adjacent area surrounding the complex. Access to residential area will be available for pedestrians as well as for vehicles.
Entries will be supervised by CCTV. It will be a private, close circuit, supervised area. Vehicle access will be controlled by a barrier system. Barriers will open with magnetic cards and in special circumstances, security guards will use buttons for manual access. Access to apartments
Access to building hallways and to the club will be available from the inner park. This will also be available from underground car parks by stairs or lifts. Building resistance structure is composed of pillars, diaphragms, girders and reinforced concrete plates, the size being in conformity with current laws and regulations. The main hallway in each building has 2 staircases and 4 lifts, grouped in 2 branches. The lifts will be manufactured by lFMA Romania. The complex will be built in stages, with four buildings numbered: T1, T2, T3, T4 and another club building. The main entrance to all buildings will be from the Inner Park and service/emergency entries from the office area. Areas public to all properties
Ground floor entry area (Main Hall) will be covered with marble or natural stone or other material of the same quality and also decorative plates. Public area floors on other levels will be covered with non-slippery stone. Indoor public areas, such as staircases, rubbish shoot, storage, will be fitted with floor tiles. All hallways will have painted false ceilings, of different heights, with lighting fixtures. Outside surfaces will be fitted with marble or granite over an insulation layer, in conformity with the law and with the architect’s choice. Each level will have a rubbish shoot access room. The room will have 2 fire resistant doors which will lock automatically. All apartments apart from studios will have a closed balcony fitted with floor tiles. Windows will cover the entire balcony height and will open partially. They will have aluminum frames and transparent glass. The living room balcony door will slide open and will be fitted with electrical aluminum blinds. All aluminum and glass elements will be heat insulated, in conformity with the Romanian double glazing law.
From level 12 upwards, apartments will have open balconies, fitted with aluminum rails and reinforced glass, tile fitted floor, drainage system and outdoor lighting. The apartment front door will be reinforced, fitted on a metallic frame, with a special lock and peep hole.
